We never imagined ourselves as real estate agents, but due to a lack of quality assistance in finding a lot for sale at a reasonable price with good title, we have stepped in to assist others in living their dreams.
We have lots in three communities in the Northern Nicaragua area and are interested in finding cool people to have as neighbors. This Google Earth image shows the relation of each community to the other in our zone. These are all developments that we trust and feel good about promoting. The websites have most of the info you’ll want including pictures and video – links are below. The developments differ significantly in terms of three main features: 1) sea view, 2) surf spots, 3) price/value. They all have electricity and water either ready or planned, which are things that save you time, money and hassle compared to land outside of developments. So, in no particular order:
Of the three communities, Tierra Del Sueno has the best sea views and surf views from up on a rocky ridge, and in our opinion the most beautiful landscape. It is truly a stunning piece of property with two sea view ridges separated by a small valley. There are a total of 16 lots plotted along with a community garden space in the valley. Power and water and scheduled to be installed in 2013. About a 7 minute walk to the beach at Nahualapa Bay. Waves include the bay – playful lefts and rights – and a15 minute walk to a left point. Lots range from $45,000 for ½+ acre (lot #1- see the lot map on the website) to $68,000 for ½ acre with the most expansive sea view.

Twenty four 1/2 acre lots spread over a gently sloping hillside with good sea views on upper two rows and lesser sea views on lower two rows. Of the 24 lots, there are only 11 remaining for sale – two with homes already built! The community is about a 7 minute walk to the beach and very small fishing village of Santa Maria Del Mar. Of the three communities mentioned, Seascape is the farthest from quality surf, but has a river mouth beach break right out front that can be fun on larger swells and a left point within a 20 min walk. Prices are shown on the lot map on the website (starting at $25k for lower rows). The owner wants to sell lots and they start at $10k for 1/2 acre till they last!!! This development is more economical, all infrastructure is already in place, and lots are ready to build.

Closer to the village of Asseradores and directly off a paved road, this is the largest of the three developments with about 37 lots. Gently sloping land with some sea view lots up high and filtered views lower. The main draw of this area is its awesome hollow beach break waves at The Boom, the best wave in the area. Lots range from between 1/4 and 3/4 acre, now starting at around $45,000. Brisas has private access to the beach, only about 200 feet from the front row lots. Power and water are scheduled to be completed early in 2013.
